Why move-in/out cleaning costs more than regular cleaning
A Regular Cleaning visits a home that is already lived in — surfaces are clear, the fridge is stocked, the beds are made. A Move-In or Move-Out Cleaning arrives at a home that is either empty or half-packed, and the job is not surface cleaning; it is everything: inside the oven, inside the fridge and freezer, inside all cabinets, every window track, every baseboard, every ceiling corner cobweb, every bathroom from top to bottom, behind and under appliances in the kitchen, and often the walls and doors themselves.
That takes more hours. More hands. More attention to corners a weekly cleaner never touches. The price reflects the labor, not a premium because it is a move. If you see a flat $199 “Move-Out Special” anywhere, read the fine print — it almost certainly excludes half of what your landlord or new homeowner expects to be clean.

What drives the price — square footage, rooms, and condition
Three things determine the cost of your move-in or move-out cleaning:
- Size and layout. A Manhattan studio takes less time than a 3-bedroom single-family in Queens. We price per hour or per home based on square footage and the number of bathrooms. A 1-bedroom, 1-bath apartment is a different job than a 1-bedroom + den with a powder room.
- Condition. A home that was maintained with bi-weekly Regular Cleanings before the move needs less work than a home that has not been touched in six months. Post-tenant move-outs with years of buildup, grease, grime, and pet stains take more labor. We will let you know honestly — contact us for pricing based on your home's actual condition.
- Add-ons. Inside the refrigerator, inside cabinets, window washing (interior and exterior), laundry service, and carpet shampooing are all extras. Every add-on adds 30 to 90 minutes of labor. We list every add-on clearly in the quote so nothing is a surprise.

Security deposits, lease clauses, and what the landlord expects
New York and California are tenant-friendly states, but your lease still says you must return the unit in “broom-clean” or “professionally cleaned” condition. Those are different standards:
- Broom-clean means swept, no trash, no personal property left behind. You can do that yourself with a push broom and a trash bag — but most landlords expect more.
- Professionally cleaned means the unit looks ready for the next tenant to move in the same afternoon: oven scrubbed, fridge empty and clean, bathroom disinfected, floors mopped, windows clear, walls free of smudges and marks. This is the standard that protects your full security deposit.

How to get an accurate quote — what we need from you
A quote you can trust starts with three pieces of information:
- Square footage and room count. Number of bedrooms, number of bathrooms, total approximate square footage. A 1,200-sq-ft 2-bedroom, 2-bath home is different from a 700-sq-ft 2-bedroom.
- Move-in or move-out? Move-outs often need more elbow grease because of tenant wear and tear. Move-ins depend on whether the previous occupant left the unit clean or not — we have seen both extremes in the same building.
- Add-ons you want. Inside fridge, inside stove, cabinets, windows, laundry, carpets. Tell us up front and the quote is final.

When to book — timing matters for pricing and availability
Move-in and move-out cleaning demand peaks at two times each year: June through August (student and family relocations) and December through January (lease-end cycles in most of New York and California). During those months, teams book out one to two weeks in advance. Off-peak months — March, April, September, October — are easier to schedule mid-week and usually at standard rates.
Book as soon as you have a closing date or lease-end date. We recommend at least seven days ahead during peak season and three to four days during off-peak. Rush bookings (less than 48 hours) are possible, but availability is first-come. Book early and secure your spot.
